About the project

Project Spotlight: A 6,800 Sq. Ft. Co-working Office for a Business Incubator in Raidurg, Hyderabad

In the heart of Hyderabad’s innovation corridor—Raidurg—Uniworks Designs was chosen to conceptualize and execute a 6,800 sq. ft. co-working space for a forward-thinking business incubator. The space was to be a launchpad for ideas, collaboration, and scalable innovation.

The Vision

The client envisioned a dynamic, flexible environment that could host early-stage startups, mentors, and investors under one roof—with seamless integration of community zones, work pods, and agile meeting rooms. The design had to support modularity, tech-readiness, and a sense of creative energy.

Design Direction

We opted for a modern industrial aesthetic—open ceilings, exposed ducts, warm wood tones, and vibrant accent walls that differentiated zones and energized the space.

Core Spatial Elements:

  • Hot desk zones with high-density modular workstations

  • Private cabins for founders and mentors

  • Flexible meeting rooms with writable walls, AV setups, and acoustic panels

  • Community lounge & event space adaptable for pitch days and networking

  • Micro pantry & café corner for informal team breaks

Execution Challenges

  1. Space Optimization for Mixed Use
    The space needed to feel open yet deliver privacy. We used glass partitions with acoustic films, sliding partitions for event spaces, and vertical storage to maximize every inch.

  2. High-Tech Integration
    The client required plug-and-play tech—network ports, AV panels, CCTV, and access control—built into the design. Coordinating this with civil and furniture work required careful pre-planning and mock testing at site.

  3. Material Availability Post-Scope Freeze
    Some finishes were finalized late, leading to potential delays. We leveraged alternate suppliers and in-stock materials while maintaining design integrity—ensuring zero timeline slips.

Outcome

The final output was a fluid, community-driven workspace that could flex between deep work, collaboration, and networking—all under one roof. It now hosts over 100+ users, with individual startups thriving in an environment designed to inspire and scale.

Client Feedback & Long-term Impact

The business incubator reported higher space utilization and improved tenant retention within the first quarter of launch. New-age founders appreciated the balance between openness and focus zones, and the space has become a key driver for startup networking in the area.
