Project Case Study: Corporate Office for Pharma Leader – 5,600 Sq. Ft., Hi-Tech City, Hyderabad

Uniworks Designs was engaged to design and build a 5,600 sq. ft. corporate office in Hyderabad’s bustling Hi-Tech City for a reputed company in the pharmaceutical and formulations industry. The goal was clear: create a space that reflects scientific excellence, operational clarity, and corporate integrity.

The Vision

The client wanted a workplace that would reflect their global pharma standards—clean, efficient, and brand-aligned—with a balance of executive sophistication and functional work zones. While it was a corporate setup, it also needed to foster collaboration and showcase their brand values to partners and regulators.

Design Direction

The design language followed a minimalist modern theme: clean lines, clinical whites, subtle branding colors, and materials chosen for both aesthetic appeal and hygiene compliance.

Key Features Delivered:

  • Reception with pharma branding and digital display wall

  • Executive cabins with clean matte finishes and acoustic privacy

  • Modular workstations with high storage efficiency

  • Conference rooms with integrated AV, sound insulation, and formal tones

  • Cafeteria & breakout area designed for refresh and regroup moments

Challenges Encountered

  1. MEP Coordination with Existing Infra
    The site had legacy systems in place—HVAC and electrical lines had to be re-routed without disturbing active systems on other floors. We conducted detailed MEP audits and executed work in phased night shifts.

  2. Material Selection for Compliance
    While aesthetics were a priority, materials also had to meet safety and low-VOC standards. We sourced antibacterial laminates, lead-free paints, and low-emission furnishings to align with pharma standards.

  3. Design Approvals with Multiple Stakeholders
    Several departments—R&D, HR, Admin—were involved in the decision-making. Our team handled structured design reviews with department-wise mock-ups, streamlining the approval journey.

Results & Impact

The final office is a reflection of the client's clinical precision and corporate maturity. The space supports over 70+ staff and has improved inter-departmental collaboration through zoned layouts and shared breakout spaces.

The leadership team appreciated our attention to both design intent and pharma-centric functional needs. The new space has become a preferred venue for hosting investor meetings, global leadership reviews, and compliance audits.
